This is what I expected with the warm weather I can see the run off migrating down from the adjacent property behind this area.

The large (30 acre) pasture behind this parcel collect the snow and rain and when melting just naturally runs down hill below the topsoil above and through the layers of clay, then weeping out as you can see in the picture to the right.

With drain rock and perforated drain tile surrounding the foundation, then day lighted out toward the front slope this challenge will be resolved.
